David Belpedio

David Belpedio is a senior associate on Northmarq’s Multifamily Investment Sales team based in Kansas City. He specializes in multifamily investment sales, working with mid-market owners and investors. His clients range from private individuals and families to regional groups and expanding funds. With a deep passion for numbers and financial precision, he approaches every assignment with a disciplined, data-driven mindset. Raised in a real estate family and experienced as an owner-operator, David offers an insider’s perspective that sharpens his ability to meet client needs. He values genuine relationships and long-term partnerships built on trust and shared success.

Prior to joining Northmarq, David spent over four years at Clemons Real Estate advising clients on multifamily investment sales, primarily across the Kansas City metro and with a strong presence in Lawrence, Kansas. His results-driven, relationship-focused approach earned him Rookie of the Year in 2021 and Commercial Real Estate Brokers Heavy Hitter honors in both 2022 and 2023.

Before Clemons, David founded Room & Roam and, within three years, scaled it into one of Kansas City’s leading mid- and short-term rental operators. Partnering with major multifamily landlords including Block Real Estate, Worcester, and Exact Partners he built a platform that boosted property performance, improved tenant retention, and increased NOI. Room & Roam became a recognizable brand in the local multifamily market and was successfully sold to a larger Chicago-based operator.

Earlier in his career, David spent three years in Asset Management at Bill Ackman’s Howard Hughes Holdings (NYSE: HHH), a nationally recognized, publicly traded real estate company. That institutional foundation continues to inform his investment approach today.

David earned a Bachelor of Business Administration from Texas Christian University’s Neeley School of Business, majoring in finance with an emphasis in real estate and minors in accounting and economics. He also holds active real estate salesperson licenses in both Kansas and Missouri.
