Northmarq’s Debt + Equity team arranges refinance of IMT Germantown apartments in Nashville, TN
NASHVILLE, Tenn. — Northmarq’s Newport Beach Debt + Equity team led by Scott Botsford, Joe Giordani and Brendan Golding successfully arranged the refinance of IMT Germantown, a 276-unit midrise apartment community located at 1100 3rd Ave. N. in Nashville, Tennessee.
Northmarq arranged financing on behalf of the borrower, IMT Residential, through a relationship with a national life insurance company. It was a full-term interest only transaction.
“Due to the property’s lease-up status, agency execution was not an option,” Botsford said. “Based on our experience, we advised the client that permanent fixed rate - agency-like execution was still available in the LifeCo market, low-100s spread and full-term interest-only at the requested loan amount, and we delivered accordingly.”
Built in 2016, IMT Germantown offers studio, one- and two-bedroom floorplans with stainless steel appliances, quartz countertops, in-home washer and dryer, custom cabinetry, Nest thermostats, spacious walk-in closets, and custom cabinetry.
