Northmarq completes sale of 150-unit build-to-rent townhome community
COLUMBIA, Mo. — Northmarq’s Midwest Multifamily Investment Sales team of by Dominic Martinez, Parker Stewart, Charlie McKee and Alex Malzone brokered the sale of Four Winds Apartment Homes, a 150-unit build-to-rent community in Columbia, Missouri.
Northmarq represented the seller, Hamilton Point Investments. The buyer was Metonic Real Estate Solutions LLC.
"The combination of the product type and vintage drew a strong response from investors across the country, many of whom would have been investing in the market for the first time. Columbia’s strong market fundamentals, including limited new supply and strong rent growth, also helped to make the asset more attractive to investors,” said Martinez.
"We are excited to execute on our targeted Midwestern multifamily strategy and expand into a new market with substantial growth opportunities. We greatly value the relationship with Northmarq's Midwest team," said Ari Perlmutter, director of Investments for Metonic Real Estate Solutions.
Built in 2005, Four Winds features spacious three- and four-bedroom townhomes averaging 1,392 square feet. Located at 2200 Aaron Drive on Columbia’s northwest side, the property offers residents direct access to Interstate 70 and proximity to major employers, retailers and the University of Missouri.
Columbia, Missouri’s fourth-largest city, is experiencing rapid growth, with demand for housing significantly outpacing available supply. This dynamic has made the market increasingly attractive to multifamily investors seeking long-term value and stability.
