Northmarq brokers new multifamily property in D.C.’s Kalorama neighborhood, represents first presale in the District in over 36 months
WASHINGTON, D.C. — Northmarq’s Washington, D.C.-based Investment Sales team of Chris Doerr, Will Harvey and Shack Stanwick arranged the $10.7 million sale of The Windsor, a newly delivered 28-unit multifamily property located in the heart of Kalorama, one of Washington, D.C.’s most sought-after and prestigious neighborhoods.
Northmarq represented the seller, IDI Residential. The buyer was Ernst Equities.
"It was a pleasure working with IDI Residential on this transaction,” said Doerr. “The Kalorama location, combined with the Windsor’s condo-level finishes expertly renovated by luxury builder Cecchi Homes, and the area’s nonexistent supply pipeline resulted in a competitive and efficient sale process.”
Washington, D.C.’s Upper Northwest submarkets, including Kalorama, continue to attract investors looking for long-term wealth preservation. The area has experienced a marked flight to quality with professionals, families and high-income individuals seeking walkable neighborhoods that offer both lifestyle resilience and convenient city access.
The Windsor features 100% market-rate units and was designed with finishes that rival luxury condominiums. The community offers one and two-bedroom floor plans with an average unit size of 624 square feet. The property’s elevated position offers panoramic views and immediate access to Rock Creek Park, enhancing its long-term investment appeal.
