Northmarq brokers sale of newly built SRS Distribution industrial outdoor storage property north of Dallas
MELISSA, Texas — Northmarq has announced the sale of a newly constructed industrial outdoor storage (IOS) facility located at 3550 Industrial Drive in Melissa, Texas. The 23,000-square-foot property leased to SRS Distribution was brokered by David Annett from Northmarq’s Tulsa office.
Northmarq represented the seller, Melissa Industrial Development, LLC. The buyer, Swanson Interests, acquired the asset in an off-market transaction prior to broad marketing.
“This deal reflects the strength of the IOS sector in North Dallas,” said Annett. “We achieved sub-6% cap rate pricing — an aggressive benchmark in today’s market — and secured a 1031 exchange buyer before going to market.”
The property is fully leased to SRS Distribution, one of the nation’s fastest-growing building products distributors. Headquartered in nearby McKinney, Texas, SRS was founded in 2008 and operates under a new 10-year triple-net lease.
Strategically located along Sam Rayburn Highway (28,200+ vehicles per day) and minutes from U.S. Highway 75 (73,500+ vehicles per day), the site offers direct access to Downtown Dallas, approximately 45 minutes south.
