Northmarq arranges $10.25M sale of Spira Manufacturing facility in San Fernando, CA
SAN FERNANDO, Calif. — Northmarq’s Los Angeles Commercial Investment Sales team led by Joel Cukier successfully completed the $10.25 million sale of a Spira Manufacturing industrial facility located at 650 Jessie St in San Fernando, California.
Northmarq represented the seller, the Kunkel family. The buyer was Peak Commercial Inc. as part of a 1031 Exchange.
“This transaction exemplifies the continued demand for well-located, single-tenant industrial assets in infill L.A. submarkets,” Cukier said. “Given its strategic location and strong operational history, this property drew significant investor interest and highlights how Northmarq’s tailored approach consistently drives results for our clients.”
Built in 1978, the Spira Manufacturing facility features a 34,182-sq.-ft. building on a 1.35-acre parcel. The single-tenant property features an absolute triple-net lease set on a five-year term. It boasts a 45-year successful operating history. It is located near the intersection of Interstate 210 and the Ronald Reagan Freeway — which boasts more than 300,000 combined vehicles per day — along with more than 29,000 vehicles per day on nearby Glenoaks Blvd.
It is within close proximity of food options, retail, convenience stores and more. It is 22 miles from Downtown Los Angeles.
