Arranges refinance of Inner-Loop Office Portfolio in Houston, Texas

HOUSTON (August 21, 2014) – Warren Hitchcock, vice president of NorthMarq Capital’s Houston-based regional office negotiated the refinance of The Green Oaks at San Felipe and The Campanile Buildings, three boutique office buildings with a combined 176,116 square feet located at 4295 San Felipe and 4110 & 4203 Montrose inside the central Houston, Texas. The transaction was structured with a 10-year term and 25-year amortization schedule and a rate in the 3.0%’s. NorthMarq arranged financing for the borrower through its life company relationship Aegon. Major tenants of the property include: Prosperity Bank; Stratos Legal; NCS Pearson and Penn Mutual Life Insurance Company. “This three-building office portfolio attracted the most aggressive financing terms in the market-place due to the quality of the assets, tenant mix, inner-loop location, sponsorship and relatively low leverage. NorthMarq’s relationship with Aegon helped achieve all the borrower’s needs, as well as an early rate lock at another Historic Low Rate in the 3.0%’s. for permanent debt,” said Hitchcock.
